Moving Checklist: RealtorKJ

The whirlwind of moving can quickly take on the effects of a hurricane when you add in kids, pets, or special circumstances. As is the case with most things in life, planning is key!

Whether you have six months, or six days to get it all done, just take a deep breath, prepare and let’s get planning!

Once you have decided to move, and established a loose timeline, its time to prep, prioritize and pack. Knowing what you touch and use daily as opposed to items in closets, storage and in the very back of cupboards makes it easier to start packing early on. If you are able to spread the work out, you, your family, and your pets will all feel at ease.

Weekly Market Watch for March 22, 2011

Here is a look at what is going on in San Benito County over the last week: 17 new active properties came on the market which brought up to 182 total active homes ready for buyers.  Ten new market entrants were short sales and they also took the lead for status changes to pending.   As of now, short sales hold 30% of the market share, so sellers are will to try a foreclosure alternative and buyers do not mind the wait.  Over the last week the county had 12 properties SOLD and bank owned and REOs split the stats.  On April 1, 2011 I will have a market watch for the month of March! See you soon!

Market Watch March 8, 2011

As we leave the first week of March, San Benito County properties are holding steady with 60% pending status with short sales.  Transitioning from active to pending status,  buyers are not afraid to sit and wait for the lenders approval. Sellers are looking at foreclosure alternative and listing their home with CDPE agents like myself and teammate Karen Para.  Where are all the REOs that buyers were waiting to purchase at the end of last year?  Maybe the sellers did not want to affect their credit and chose a short sale-like we are seeing now?  If you are thinking about buying, stop waiting and pick up the phone to talk to a lender!  I can help!
