Where is the real estate market going in 2016?

Real Estate Changes in 2016Central California will march to its own drum.

California is not like the rest of the country, so it’s hard to compare California on a national level like CNN, CBS, and NBC tend to group together.  Even the real estate market in the Peninsula – San Francisco, San Mateo, Palo Alto down to the Bay Area in San Jose is even more unique and hard to compare on a California level.  The local housing market varies from mile to mile and location, location, location still stands strong.

The housing inventory on the MLS is relatively low, but that has been the new normal for South San Jose like Morgan Hill, Gilroy, and Hollister.   The real estate market has been tough for some buyers looking to invest or purchase their first home in a lower price range.  Using a local full-time agent will help point out some “pocket” listings and new constructions that are not on the MLS.

Since Intero Real Estate Services holds the market share in Hollister, our community oriented agents tend to hear about listings before they are active.  Sometimes we can make successful transactions without having to go public.  Seems to keep everyone happy and stress free.

New construction is booming in Morgan Hill, which is leading the trends followed by Gilroy and Hollister.  While the teezer base prices of new construction are appealing, home buyers spend well over $30,000 in upgrades for some standard features.  Buyers pay the price for the brand new tag, but communities went for years without new construction they greatly oblige to the prices.

Interest rates may rise in 2016, but not on a large scale originally anticipated.  Leslie Appelton Young shared that it really depends on the economy at that time before we see major increases.  With the Presidential Election 2016, America will just have to wait and see what is promised by the candidates. National Association of Realtors did a fantastic job stopping a “transportation” tax that would have impacted home buyers, so REALTORS had a win in 2015.

With home prices on the rise and flattening, investors are looking to buy properties to rent versus flipping.  Foreclosures and short sales are few and far between, so capitalizing on distressed properties are starting to become a thing of the past.

Home values have been neutral in San Benito County but Santa Clara County still remains a seller’s market.  If you have to buy a home in 2016, then it will be a great time for you to enter the real estate market.  Prices are not going down anytime soon, thanks to global powerhouses like Apple, Google, Twitter, Yahoo, etc.

Two major retailers expand in Hollister; new grocery on the way

Ace Hardware and Starbucks move to larger digs while Grocery Outlet prepares to take over former Dollar Tree site

Grocery Outlet plans to occupy the space formerly used by a Dollar Tree store.

Starbucks will move across the parking lot to the former Union Bank location, where it will offer drive-thru service.

If new businesses setting up shop and existing businesses upgrading to larger digs are signs of a city’s economic uptick, Hollister must be doing pretty well.

Two established businesses – Ace Hardware and Starbucks– are upgrading to new locations with more square-footage not far from their current addresses and Grocery Outlet, a bargain grocery retailer, will open its first Hollister location sometime in the near future.

A Grocery Outlet spokeswoman confirmed Friday that the store will lease the building formerly occupied by Dollar Treeon Tres Pinos Road, which was destroyed by arson in December 2013.

“We are in fact going into Hollister,” said Melissa Porter, Grocery Outlet’s president of marketing. “We have very little information right now, but we do have a signed agreement with the landlord.”

Porter said an opening date and the size of the store space was not known and building permits had not yet been pulled. The city confirmed Friday that the only permit issued for the Tres Pinos address was pulled on Aug. 7, 2014, by American Technologies, a company that provides disaster recovery services. The permit has a construction valuation of $1 million, according to the city.

Ace Hardware will more than double its space – from 9,700 to 21,000 square feet – when it moves from the leased space it has occupied for the last seven years at 1707 Airline Highway to 1725 Airline Highway, the store formerly occupied by Staples. Store Manager Al Tarasco said they started making plans to relocate several months ago when his boss, store owner Mike Johnson of Morgan Hill, finalized the purchase of the building on Airline Highway.

“We started actually moving into the building two months,” Tarasco said. “There was a lot of improvements we had to do. We had to clean Halloween stuff out of it and had to tear out the printing center that was in there from Staples. We refinished the floors.”

A live plant nursery was also built in the outdoor space between the existing loading dock and the building. A hole was cut in the outside wall and an automatic door installed for access to the nursery.

Tarasco said the store’s larger space will allow them to expand their inventory and offer additional merchandise.

“The thing that’s important is that we’re carrying a lot of new stuff that we don’t have over here, like patio furniture sets,” he said. “We’re going to have a lot of more barbecue grills and work clothes – we’re going to carry Carhartt clothing – and a bigger selection of Stihl products.”

The new store will also feature large aisles for pet products and wild bird seed and more lumber.

“We hardly have any lumber over here, so you’ll be able to buy plywood and fence boards and things like that,” Tarasco said.

He expects the big move to take place Feb. 18-19.

Plans are also in the works for Starbucks to make a short-distance move from its current home at 1760A Airline Highway to a larger location with a drive-thru at the site once occupied by Union Bank at 1730 Airline Highway. The city issued Starbucks a “tenant improvement” permit valued at $4,775 on Jan. 21.

Starbucks Spokeswoman Haley Nieman confirmed Friday that Hollister’s popular coffee company was indeed preparing to move in response to customer requests for a larger retail space and, of course, a convenient drive-through window.

“I can confirm that we are relocating the store,” she said. “It’s a little too far out to confirm an opening date, but it will be this summer.”

BenitoLink reached out to the San Benito Economic Development Corporation and Hollister City Manager William Avera for comments on these business developments, but calls were not returned by deadline Friday.
