Weekly Real Estate Market Watch June 26-July 3, 2012

Red, white, and buy a house! The American Dream has been staying strong for San Benito County home buyers.  Lots of buyers are out searching for a home around the 4th of July and rushing to get into property before the end of summer or the Oct 1st deadline for USDA, the 100% home mortgage financing.

Many sellers who were thinking about moving, have to relocate for a job, or looking to upgrade or downgrade are making the move.  To make the transaction less stressful, a lot of sellers turn to real estate agents who have many investors or buyers looking to make a sale without having the property go public.  Since some homes are distressed, the owners prefer not to be bothered by nosey neighbors or looky-loo buyers.

Of course I understand the embarrasment and emotions  behind a distressed property, however putting your home on the market allows for multiple offers and an opportunity for a higher sale price.  Keep in mind that a buyer can offer a seller an absurd amount, but the appraisal may play a big issue on the value of the home.  It is best to have an agent like myself to present an interested party reasonable comparable to get an accurate home value to get the home sold!
