San Benito County Market Watch February 28-March 6, 2012

While it seems like we have a lot of listings in Hollister, San Juan Bautista, Tres Pinos, and surrounding San Benito areas, buyers cannot seem to get what they want with homes selling and changing to a pending status within a few days coming on the market.  The average home that was listed is about $320,000, so we are seeing prices rise much like San Jose, Palo Alto, and other Silicon Valley cities.  Hollister may be finally seeing the recovery that a seller has been waiting for the last few years.

Keep in mind that FHA, the 96.5% home loan financing, has changed some of their terms and the expense with be hurting the buyers pocket.  The change will start eliminating some of the first time home buyers that have been a huge part of the home buying market.
