Monday Real Estate Market Myth: Multiple Offers

Myth: When a buyer writes a home on a property, they will not have any competition. 

False: As long as low interest rates and a higher inventory remain in the real estate market, buyers will most likely enter into multiple offer contracts to purchase a home.  In 2009, about 60% of the sellers had the opportunity to pick their buyer based off the best terms.  Even as the 2011 year closes out, buyers have to come in with their highest and best offer with the possibility of being out bidded.  Every time my clients enter into contract, I always recommend that they offer a price they feel the home is worth and a price they are comfortable paying.  After all, the buyer are sticking with a payment for about 30 years.
