Monday Market Myth: Moving In Before You Own

A buyer is a week away from closing and it is okay to have the buyer schedule furniture delivery and carpet installed prior to close of escrow.

False: Due to homeowner insurance and other liability issues, a buyer cannot move anything into the home or have licensed contractors perform work prior to close of escrow.  If repairs are being completed for funding purposes, then it must be incorporated into the contract with agreement from all parties.   In addition the only time a buyer is allowed into the property is with a licensed real estate agent.  Although it may be difficult and inconvenient to have escrow extended, an eager buyer must wait for confirmation of recording.  If something unexpected happened during the time, who would be held liable?
